The Boulder Group, a net leased investment brokerage firm, has completed the sale of a single tenant net leased Walgreens property located at 3019 W Peterson Avenue in Chicago, IL for $9,250,000.

The Walgreens property is strategically positioned just off of the heavily trafficked signalized intersection of Peterson Avenue and Lincoln Avenue which experiences traffic volumes in excess of 68,000 vehicles per day. The immediate area is densely concentrated providing for high barriers to entry. There are approximately 55,000 people living within a one mile radius of the property. Additionally, there are over 955,000 people living within a five mile radius of the property earning average annual household incomes in excess of $77,000. The Walgreens property is centrally located in a retail corridor which features Home Depot, Ross Dress For Less, Office Depot, Bank of America, Fifth Third Bank, Chase Bank and many other national & local retailers. 

Randy Blankstein and Jimmy Goodman of The Boulder Group represented both the seller and purchaser in the transaction. The seller was a Midwest based private real estate investor and the purchaser was a 1031 Exchange investor based on the West Coast.

There are approximately 15 years remaining on the absolute triple net Walgreens lease which expires on October 31, 2030. This Walgreens location boasts exceptional reported store sales and operates as a 24-hour location. Walgreens is a wholly owned subsidiary of Walgreens Boots Alliance, Inc. which is an investment grade rated company (S&P: BBB) with a market capitalization in excess of $84 billion.

Topper Industrial Predicts OSHA Fines for Forklift Violations Will Propel the Fork Truck Free Movement

Recent expensive fines reveal why forklifts represent a real liability. The U.S. Department of Labor’s Occupational Safety and Health Administration (OSHA) cited Global Experience Specialists with four, including one willful, alleged safety violations after a worker was injured in a forklift incident at Chicago’s McCormick Place Convention Center. The Las Vegas-based trade show and exposition contractor faces proposed fines of $91,000. An employee from another company working in the convention center severely injured his foot when he was struck by a Global Experience Specialist worker operating a powered industrial truck. After the incident, Global Experience Specialists failed to train or check the certification of the forklift operator.

Despite being the largest global producers of particle board, China, the U.S. and Russia did not export much of their production, meaning that it was either domestically consumed, or put in storage.

Overall, the global vegetable trade reached 51 million USD, with a CAGR of 4% from 2007 to 2014. In physical terms, it increased from 49 thousand tonnes in 2007 to 61 thousand tonnes in 2014.

In 2014, the U.S. (16%), Germany (12%), the United Kingdom (8%), France (7%) and the Russian Federation (6%) were the leading destinations of vegetable imports, together making up 49% of global imports. The share of the U.S. increased (+2 percentage points), while the share of the United Kingdom illustrated negative dynamics (-2 percentage points).

Spain and Mexico were among the other main global suppliers of vegetables in 2014 with a combined share of 24% of global exports. However, the fastest growing exporters from 2007 to 2014 were China (+11% per year) and Mexico (+6% per year). China strengthened its position in the global export structure, from 6% in 2007 to 9% in 2014.

Paragon Strategic Solutions Launches a Unique Company to Combat Rising Workers’ Compensation Costs for Small Businesses

ALTAMONTE SPRINGS,FLA.; ORLANDO. FLA.; CHARLOTTE, NC – 29 Feb, 2016 – Small business owners are expected to face rising workers’ compensation rates, for some, up to three times what they paid in 2015. These businesses have an advocate in Paragon Strategic Solutions.

That is what happened to Maiorana. As the owner of a staffing company who paid $33,000 in premiums annually, he was told in 2015, that his policy would not be renewed. He couldn’t find another insurer that would take him without doubling or tripling the rates, even though his company had not filed a workers’ compensation claim in 10 years. His only alternative was a state regulated program and according to him, the rates were astronomical. So he set out to find a solution.

The team at Paragon Strategic Solutions has identified the obstacles that small businesses will face this year regarding workers’ comp rates. They will be partnering with business owners that have less than 50 employees, and educate them on how to obtain the breaks that big businesses receive.

“The reality is, many insurers don’t view small businesses as valuable clients,” said Maiorana. “If a small business pays $30,000 in premiums each year, then has an employee who gets injured and has a $50,000 hospital bill claim, then the insurers lose,” he explains. “So logic tells you, wokers’ comp insurance companies would prefer to work with larger companies who are less of a risk to their profitability; hence, the significant rate increases, or the decision not to insure at all.”
